Columbia Association
If you’re new to Columbia, two terms matter:
- The Annual Charge. Instead of a traditional master-HOA fee, most Columbia properties pay CA’s “annual charge,” which funds open space, lakes, pathways, neighborhood amenities, and portions of community facilities. The FY2024 rate was $0.68 per $100 of assessed value (applied to 50% of state fair-market value), with a 3.5% cap on annual increases set by CA’s board.
