Columbia is a planned community in Howard County, built starting in the late 1960s as ten separate villages between Baltimore and Washington, DC. Columbia Association says nearly 100,000 people live here. I've lived in Howard County for 25+ years and I've been selling homes here since 2005, and the questions I get about Columbia are different from the ones I get about a typical suburb. Which village? What's the annual charge? What can I change on the outside of the house? This page answers those first.
Columbia was laid out before most of it was built, and you can feel that. Each village has its own village center, its own community association and its own elected board. Columbia Association maintains nearly 3,600 acres of open space and about 95 miles of pathways, along with lakes, ponds, tot lots and athletic courts, so a lot of daily life happens on foot or bike paths instead of along main roads.
Downtown Columbia is the other half of the picture. It has The Mall in Columbia, Merriweather Post Pavilion, Lake Kittamaqundi, Howard Community College and Howard County General Hospital, plus newer apartment and condo buildings that keep going up. The tradeoff to know about is that many Columbia homes sit under covenants. Exterior changes like a new fence, deck or paint color usually need village approval before you start.
The ten villages are Wilde Lake, Harper's Choice, Oakland Mills, Long Reach, Owen Brown, Hickory Ridge, Kings Contrivance, Dorsey's Search, River Hill and Town Center. Wilde Lake was the first to open. Later villages like Kings Contrivance, Hickory Ridge and River Hill generally have newer housing than the original ones, and River Hill sits on the far western side of Columbia next to Clarksville. Town Center is the downtown core and is mostly apartments and condos.
Every village has its own market report page, so you can see current numbers for the one you're considering: Wilde Lake, Harper's Choice, Oakland Mills, Long Reach, Owen Brown, Hickory Ridge, Kings Contrivance, Dorsey's Search, River Hill and Town Center. Each village association sets its own covenant rules and runs its own programs, so ask for the village's current rules before you fall for a house.
Columbia has single-family homes, townhomes and condos, in styles that run from ranches and colonials to mid-century and contemporary designs. Redfin reported a median sale price of about $509,663 in August 2026, up 0.5% from a year earlier, with homes selling in around 25 days and closing at roughly 101% of list price. That's a market where well-priced homes move quickly. For current numbers, my Columbia market report updates with recent sales, and you can browse everything on the market right now in Columbia homes for sale.
I grew up working in my father's residential construction company and I have formal appraisal training, so I look at Columbia houses differently than most buyers do. Homes in the older villages are 50 years old or close to it, which means roofs, windows, HVAC and past renovations deserve a hard look. A fresh kitchen can hide a lot, which is why I wrote about the renovation decisions Columbia buyers should slow down on.
If a property is protected by Columbia Association covenants, the deed requires the owner to pay an annual charge. Columbia Association's published formula is 68 cents for every $100 of 50% of the state-assessed value. On a home assessed at $400,000, that works out to $1,360 a year. The increase is capped at 3.5% a year, and the bill is mailed by July 1 and due within 30 days. The charge funds the pathways, open space and facilities mentioned above.
Not every address in Columbia is covered, and the amount depends on assessed value, not purchase price. Before you write an offer, confirm whether the property is covered and what the current bill is, then add it to your monthly budget next to taxes and insurance. Rates can change, so check Columbia Association's current figures.
US 29 runs through Columbia, and Route 32, Route 175 and I-95 connect it to the rest of the region. Columbia sits roughly midway between Baltimore and Washington, DC, which is why it works for couples who commute in different directions. Route 32 heads east toward Fort Meade, so Columbia is a real option for NSA, Cyber Command and Fort Meade families who want to live in Howard County. If that's you, start with my guide to PCSing to Fort Meade, which covers BAH, VA loans and where to look. If you want I-95 and Route 1 access, buyers sometimes look at Elkridge too, just east of Columbia.
Columbia is served by the Howard County Public School System. Attendance areas are set by address, not by village, and they can change. HCPSS has been running an attendance area review for 2026-2027. Use the HCPSS School Locator to check any address you're considering, and check again before you write an offer.
A lot of my Columbia clients are selling one home and buying the next, and the order you do it in matters.
