Snowden Overlook is a gated 55+ community in the Village of Long Reach in Columbia, with condos in the Kendall buildings and townhome-style homes called the Villas. Recent condo sales ran about $410,000 to $515,000, and Villas have sold for roughly $610,000 to $710,000.
If you're looking here, you're probably weighing two things: what the home really costs you each month, and whether you sell your current house first or buy first. This page covers both, and it's the same walk-through I give my clients before they ever step inside a unit.
Snowden Overlook is a gated active-adult community with its own clubhouse, pool and fitness center, built mostly between 2005 and 2009. It sits in the Village of Long Reach, and the homes come in two styles: condo buildings and townhome-style Villas.
| At a glance | Snowden Overlook |
|---|---|
| Age | 55+ active adult |
| Location | Village of Long Reach, Columbia, MD 21045 |
| Entry | Gated, with the guardhouse staffed from 8 PM to 5 AM |
| Condo buildings | Kendall I, Kendall II and Kendall III (Ovation) |

| Year built | Condos 2007. Villas 2005 to 2009 |
| Governing body | Snowden Overlook Community Association (SOCA), plus a separate condo association for each building group |
Each Kendall building and each Villas group has its own condo association with its own board, budget and reserve study, and SOCA runs the shared clubhouse and grounds. That layering matters when you compare fees between a condo and a Villa, which I cover below. Source: Snowden Overlook community website.
Condos at Snowden Overlook have recently sold in the $410,000 to $515,000 range, and the Villas have sold between roughly $610,000 and $710,000. The gap is mostly size and layout, because the Villas are much larger homes.
| Home style | Beds | Square feet | Recent sales (MLS close price) |
|---|---|---|---|
| Condos (Kendall buildings) | 2 to 3 | 1,500 to 1,900 | $410,000 to $515,000 |
| Villas (townhome-style) | 2 to 4 | 2,100 to 5,000+ | $610,000 to $710,000 |
In the MLS the Villas show up under two names, "Snowden Overlook" and "Villas at Snowden Overlook," so if you search by one name you'll miss the other. I run both. Prices move, so treat these as a snapshot and ask me for the latest sold homes before you set a budget. Source: MLS data as of October 28, 2026.
Monthly fees here pay for the gate, clubhouse, pool, fitness center, grounds and snow removal, and they vary by building and by home type. Condo owners and Villas owners don't pay the same amount, so don't compare one number across the whole community.
| What the fees go toward | Who sets it |
|---|---|
| Gate, clubhouse, pool, fitness center, shared grounds | SOCA |
| Building or Villas insurance, exterior upkeep, reserves | Your building's or Villas group's condo association |
| Columbia Association annual charge | Columbia Association, based on the assessed value |
Owners pay two monthly fees: one to SOCA and one to their own condo association. Here's what recent sales and current listings show as of October 2026.
| Home type | SOCA fee | Condo association fee | Combined per month |
|---|---|---|---|
| Condos (Ovation building) | $229 | $485 | about $715 |
| Villas | $229 | about $330 to $450 | about $560 to $680 |
The condo fee is the one that moves. It runs lower on some Villas streets and higher on others, so I recommend confirming the exact number for each address.
On top of the monthly fees, you pay the Columbia Association annual charge. Recent MLS entries show about $1,300 to $1,400 a year for condos and roughly $1,700 to $2,000 for Villas. The charge is based on the assessed value.
I'd verify what the fees will be for the specific home before you make an offer. Ask for the resale package and the contact info for the associations, plus the latest budget and reserve study. Each association posts its budget and a reserve study, and the reserve study tells you whether a big special assessment could be coming. In Maryland, a condo buyer gets a 7-day window to cancel after receiving the condo documents, and an HOA buyer gets 5 days to review resale documents, so you have time to read them.
Snowden Overlook is the one in the area where you get a gate, a full clubhouse with a pool and fitness center, and a choice between a condo and a large townhome-style Villa inside the same community. Most other 55+ options near Columbia have fewer shared amenities.
Three questions sort it out quickly:
If you're also looking at Ellicott City, compare it with Village Crest and Bethany Glen. To see the rest of the market around it, start with Columbia, MD homes for sale, the Village of Long Reach page, or the 21045 zip code.
For most buyers, the sale of the current home drives the budget, so I start there. Not every move needs to be sell-first, but you should know which one you're doing before you tour.
| Your situation | What usually works |
|---|---|
| Your home has a lot of equity and you can carry both for a while | Buy first, then sell. You pick the home without a deadline. |
| You need the sale proceeds to buy | Sell first, with a rent-back or a flexible closing so you're not homeless between closings. |
| You're downsizing from a large house to a condo | Price the current home first. The gap between the two might cover the move and a cushion. |
Not sure what your current home is worth? You can check your home value here before you start touring.
Snowden Overlook inventory can be thin, with a handful of homes on the market at any time, so good ones go pending quickly. That favors buyers who already know their number and have their own house priced and ready to sell. A short call with me before you start touring saves you from falling for a home you can't close on.
Is Snowden Overlook a gated community? Yes. It's gated, with the guardhouse staffed from 8 PM to 5 AM.
What's the difference between the Kendall condos and the Villas? The Kendall buildings are condos of about 1,500 to 1,900 square feet. The Villas are townhome-style homes that run much larger, with finished space around 3,000 to over 4,000 square feet. They have separate condo associations, so budgets and fees differ.
What amenities come with living there? A staffed clubhouse, heated pool, fitness center, pickleball courts, library and card room, plus clubs, fitness classes, games and community events.
Is Snowden Overlook really 55+? Yes, it's age restricted to 55+. Like most 55+ communities, it has an occupancy rule, and the exact wording can differ from one community to another depending on what the county approved when it signed off on the development. I help clients confirm the exact rule in the governing documents before they write an offer, because it affects who can live in the home full time.
Are there homes for sale at Snowden Overlook right now? Usually a few. Inventory tends to run lower during the winter and can pick up in the spring market. The live listings are on this page.
