About Ryan Breeden

Ryan Breeden has been a solo REALTOR® with Long & Foster Real Estate in central Maryland since 2005, helping buyers and sellers across Howard, Anne Arundel, Montgomery, and Carroll Counties. His business has grown almost entirely through referrals for two decades, not because he set out to build a referral business, but because the people he's worked with got the results they were hoping for and told their friends and family. That's the version of success he's most proud of.

How Ryan approaches every client

The advice Ryan gives every client is the same advice he'd give a close family member in the same situation. He's going to tell you what he'd actually do in your position and explain why, so you have honest, accurate information to make good decisions at every step of the process. Most clients find that refreshing. He's not going to tell you what you want to hear when what you need to hear is something different, and in his experience, people appreciate that more than they expect to.

The background that makes a difference

Ryan graduated from Towson University in 2001 with a degree in marketing, which shapes how he thinks about reaching the right buyers for a specific home rather than just putting it in front of as many people as possible. He understands that the right buyers are more likely to pay the highest price for a home that fits their needs best. Before starting his real estate career, he studied residential appraisal at the Appraisal Institute. He stopped short of getting licensed, but the training stuck and he uses it on every listing to identify potential appraisal gaps before a seller accepts an offer, while there's still room to negotiate protections into the contract rather than scrambling to hold a deal together after the fact.  It also helps him understand what information to provide to an appraiser so his clients get the best results.

His father ran a residential construction and general contracting business his entire life, and Ryan spent years on jobsites growing up and worked as a project manager during and after college. He's not a contractor or an inspector, but that background means he can walk through a home and know roughly how expensive a repair will be and his 20+ years of real estate experience helps him give you an honest read on whether a particular issue is something today's buyers will move past or something that's going to affect your buyer pool.

For buyers, it also means he's thinking about the day you'll eventually need to sell this home while you're still seeing it for the first time. Resale potential, layout flexibility, what can you improve to increase it's future salability, what a future buyer is going to think when they walk through, those are things he's evaluating in the background on every showing, because buying right means thinking about the exit from the moment you walk in the door.

A track record built on results

Ryan was Rookie of the Year his first year in the business and has been one of the top producing agents at his Long & Foster office, the number one Long & Foster office in the area, every year since 2016. He holds an Accredited Staging Professional designation and has a 100% five-star review record across Google, Zillow, Realtor.com, and every other platform where past clients have shared their experience.

What it's actually like to work with Ryan

At your first meeting, you'll walk away with a clear step-by-step plan so you know exactly what to focus on and what comes next. Ryan manages every transaction personally from start to finish, keeps clients informed at every stage, and uses his construction and appraisal background to get ahead of problems before they become expensive surprises. Whether you're selling, buying, or doing both at the same time, the goal is always the same: get you the best outcome for your specific situation and make the process as straightforward as possible.
