Fulton is in southern Howard County, between the Patuxent River and U.S. Route 29. It's about five miles south of Columbia, with Baltimore roughly 20 miles northeast and Washington roughly 20 miles south. I'm Ryan Breeden with Long & Foster, I've lived in Howard County for more than 25 years, and I help buyers sort out Maple Lawn from Fulton's older rural streets. The current listings are below, and after them is what I'd want a buyer to know first.
Fulton is really two places in one. The older part of the community is quieter and more spread out, with houses on larger lots and rural roads. The newer part is Maple Lawn, a mixed-use community that started developing in the mid-2000s, with a Main Street style shopping district, offices and several types of housing close together.
That split drives most of the buying decisions here. Maple Lawn is one of the most popular neighborhoods in Fulton, and its convenience is the reason. Shopping, dining, grocery stores and daily necessities are just down the street, and the community amenities are close by. If you want more space and don't mind driving for errands, the older streets give you that.
Fulton is also a strong location for commuters. Route 29, Interstate 95 and the Baltimore, Washington and Annapolis commuter routes are all quick to reach, and the Johns Hopkins Applied Physics Laboratory sits on Fulton's northeast border.
Housing in Maple Lawn is newer than most of Howard County. You'll find single-family homes, townhomes and condos there, and many were built within the last two decades.
Maple Lawn is where the townhomes stand out. Some of them are among the larger and more upscale townhomes in all of Howard County. The tradeoff is space outside. Homes in Maple Lawn sit close together, so most have very little backyard, if any. If you're comparing Maple Lawn townhomes with single-family homes, start with the Maple Lawn townhomes search, then check the Maple Lawn market report for the numbers.
With my background in construction and appraisal, newer homes get a specific kind of attention from me. I look at builder finishes, grading and drainage, and any items that show up in the first few years of ownership. I also compare what a house sold for against what's nearby, because a newer home in Maple Lawn doesn't price the same as a similar one a mile away.
Start with the sold prices, not the asking prices. The Fulton market report and the recently sold Fulton homes show what buyers have actually paid.
Ask about HOA and community fees early, because they vary a lot between communities and change your monthly payment. Ask whether a property has any special tax or assessment tied to it, since that's a common surprise with newer developments. Maple Lawn is in the Reservoir High School area, but not all of Fulton is. For school assignments, check the HCPSS school locator instead of trusting a listing, because boundaries can change. Buyers often compare Fulton with Columbia, Clarksville, Laurel and Glenwood. Columbia is a planned community with more variety in age and style, and a short drive away. Laurel is closer to Washington and the Prince George's County line. Fulton usually appeals to buyers who want quick highway access without being in the middle of a larger town, and Maple Lawn adds the option of newer construction.
