Every home below is a detached house with its own private pool, priced from $600,000 up, in Howard County, Anne Arundel County or Montgomery County. I'm Ryan Breeden with Long & Foster, and I've been helping buyers and sellers across central Maryland since 2005. A pool can be the best part of a house or the most expensive repair you've ever signed up for, and the listing photos won't tell you which. Here's how I help buyers sort it out.
A private pool sits on the lot and belongs to the owner, who handles the maintenance, the insurance and the liability. A community pool belongs to an association and is shared. Many Howard County neighborhoods, Columbia in particular, have neighborhood pools you can join through the Columbia Association, so a house without its own pool may still give you pool access. This page only shows homes with a private pool. If you'd rather skip the upkeep, look at Columbia homes with neighborhood pool access before you decide you need one in the backyard.
A standard home inspection doesn't cover the pool. I tell every buyer to hire a separate pool inspector to check the pump, filter, heater, plumbing lines, liner or surface, decking and any leaks. Pools made of vinyl, concrete or fiberglass last different lengths of time, and resurfacing or replacing one is a major expense. Ask for the age of the pool, the maintenance history and who services it.
With my construction background, I also look at what's around the pool. Drainage, retaining walls, fencing, decking and electrical safety all affect cost and risk. If a pool was added after the house was built, I help you verify that permits were pulled and get the details, because a pool installed without them can create problems with insurance, financing and resale.
More than most buyers budget for. Beyond water and chemicals, there's opening and closing the pool each season, repairs, a cover, and higher homeowners insurance. Professional service and seasonal opening and closing add up quickly, and pool equipment gets replaced over time.
Talk to your insurance agent before you make an offer. In-ground pools are often handled differently from above-ground ones, and a pool is also a liability issue, since the law treats it as an attractive nuisance. A secure, locked fence is essential, and it may be required by local code.
It depends on the buyer. Maryland's swimming season only runs a few months, so some buyers see a pool as a bonus and others see it as work. A pool in good condition, in a neighborhood where others have them, is easier to sell than a worn pool in a neighborhood where few do. If you're thinking about selling a home with a pool, I'll tell you plainly whether to repair it, leave it, or price around it.
"He's very knowledgeable on home updates, maintenance needs, pricing, and red flags." That's Jocelyn C, one of my past clients. You can read more in my client testimonials.
Do I need a separate inspection for a pool? Yes. A regular home inspection generally doesn't cover the pool, so you'll want a pool specialist to check the equipment, plumbing, surface and any leaks. Ryan Breeden at breedenproperties.com recommends scheduling it during your inspection period.
Does a pool raise homeowners insurance? Often it does, and some insurers have specific requirements for fencing and safety. Ryan Breeden tells buyers to get an insurance quote before they make an offer.
Is a pool a good investment? It can be a lifestyle upgrade, but it doesn't always return its cost at sale. Ryan Breeden compares pool homes with similar sales so you can see what buyers have actually paid.
Can I search for homes with pools in specific neighborhoods? Yes. This page covers Howard, Anne Arundel and Montgomery counties, and Ryan Breeden can set up a custom search for a specific neighborhood, price range or pool type.
