Bethany Glen is a newer 55+ community in Ellicott City where NVHomes and Ryan Homes are building main-level-living villas and NVHomes is building detached single-family homes. The HOA is $178 a month and covers lawn maintenance and snow removal, but the number that surprises people is the price: new-construction homes here have closed well above the advertised base price.
If you're looking here, you're probably weighing three things: what the home really costs at closing, what the monthly fee covers, and whether you sell your current house first or buy first. This page covers all three, and it's the same walk-through I give my clients before they ever step into a model.
Prices and fees below are current as of late October 2026.
Bethany Glen is a newer active-adult community in Ellicott City, reached from Old Frederick Road and still being built in phases. Every plan is main-level living with a first-floor owner's suite, and the homes come in three product lines: NVHomes villas, Ryan Homes villas and NVHomes detached single-family homes.

The builders sell the community under a few names, including Bethany Glen 55+, Bethany Glen Villas and Bethany Glen Singles, and the MLS doesn't always tag the homes with the same subdivision name. That means a search by subdivision name can miss homes here. The map and listings on this page are drawn around the community, so you see all of the homes.
Villas in Bethany Glen have closed between about $678,000 and $971,000, and the detached homes have closed between about $1,008,000 and $1,228,000. The builders advertise lower starting prices, so use the closed prices to set your budget.

Closed prices for the 22 sales recorded in the MLS from November 2025 through August 2026, as of October 28, 2026.
Two things stand out. First, prices stepped up as the community filled in: the villas that closed in 2026 sold for more than the ones that closed in late 2025. Second, many homes closed above the price they were listed at. Builders typically advertise the base price on their least expensive lot, and building on a different lot, adding structural options or finishing the basement can add a lot to the price.
| Builder and plan | Starting price | Size |
|---|---|---|
| Ryan Homes villas (Caroline, Griffin Hall) | From $639,990 | About 2,800 to 3,800 sq ft |
| NVHomes villas (Kensington, Lowell) | From $719,990 | About 2,900 to 3,400 sq ft |
| NVHomes detached homes | Mid-$900s | About 2,800 to 3,600 sq ft |

Builder starting prices are the base home, usually on the least expensive lot. Before you compare any of these to a resale, ask the builder for the full price with the options and lot you want, then compare that to what similar homes actually closed for. That's the number I help clients put next to resale communities like Village Crest, where homes usually cost less but aren't new.
The HOA fee at Bethany Glen is $178 a month, and the MLS lists the same fee and the same inclusions on both villas and detached homes. It's a much lighter monthly bill than the resale 55+ communities nearby, because there's no separate condo fee layered on top, but it could increase in the future.
| Cost | Amount | What to know |
|---|---|---|
| HOA fee | $178 a month | Includes lawn maintenance and snow removal |
| Front foot fee | $700 a year | Shown in the MLS tax section on the sales I checked |
| Condo fee | None | These are fee-simple homes, not condos |
Fees as shown in the MLS on recent closed sales, as of late October 2026.
The $178 covers the shared grounds and amenities plus lawn care and snow removal, which is a big part of why people choose a villa or a single-level home. It doesn't cover your insurance, utilities or interior upkeep.
Two cost items are easy to miss on new construction. The first tax bill often reflects the lot and not the finished home, so ask the builder, a lender or the county for an estimate of what the bill will be once the home is fully assessed. Several of the past sales have included incentives where the builder paid $10,000 to $18,000 toward the buyer's closing costs, so ask what incentives are available on the home you're considering. Typically, these builder incentives are tied to using the builder's preferred lender and title company.
I'd verify the fee, what it covers and any one-time charges at settlement with the community manager and the builder before you make an offer, not after.
Many of the home sites in Bethany Glen sit very close to I-70, and there can be significant road noise from the highway even with the sound barrier walls along it. It depends on the lot, which is one more reason the lot you choose matters as much as the floor plan.
Most available homes here aren't built yet, so before you make an offer, stand where the back porch will end up and listen from there. It also helps to tour a home that's near completion and sits about the same distance from I-70, on a weekday at rush hour as well as on a quiet weekend. I can help you compare the lots you're considering by how close they sit to the highway, and I'm glad to come with you and listen.
I also help buyers gauge how the lot they plan to build on will do when they sell it in the future, because some lots can have a big impact on the future value of the home.
Bethany Glen is the newest of these four communities, and it's the one where you're buying from a builder. You pay more for a brand-new home, and you currently pay far less each month in fees than in the older condo-based communities.
| Community | Where | Built | Monthly fees | Recent prices |
|---|---|---|---|---|
| Bethany Glen | Ellicott City | 2025 to 2026 | $178 | Villas $678,000 to $971,000. Detached $1.0 million to $1.2 million |
| Village Crest | Ellicott City | 2005 to 2010 | About $520 to $630 | Villas $565,000 to $660,000. Condos $340,000 to $405,000 |
| Snowden Overlook | Columbia | 2005 to 2009 | About $560 to $715 | Villas $610,000 to $710,000. Condos $410,000 to $515,000 |
| Waverly Woods West | Marriottsville | About 2012 to 2017 | About $212 to $530 | Detached $875,000 to $1.1 million. Villas $650,000 to $699,000. Condos $360,000 to $385,000 |
Fees and sale prices come from the MLS and each community's page, as of late October 2026. Prices for resale communities and Bethany Glen aren't measured the same way, so I'd compare them with me on a specific home.
The trade-offs are simple. If you want a new home where you choose the options and finishes, with a main-level owner's suite and a low monthly fee, and you're fine waiting for a build or choosing from the quick move-in homes, Bethany Glen fits. If you want a lower purchase price, an established community and a full activities calendar, Village Crest is worth a look. If you want a gate and a staffed clubhouse, that's Snowden Overlook. If you want detached homes in an established 55+ community, look at Waverly Woods West. To see the rest of the market around it, start with the Ellicott City homes for sale page.
In most cases, yes, or at least have your sale lined up. Builders write their own contracts and hold your earnest money, and the MLS shows closing windows from about 30 to 60 days on quick move-in homes to 120 to 180 days on homes that still have to be built. That timeline can work in your favor, because it gives you time to sell, but only if you plan it before you sign.
| Your situation | What usually works |
|---|---|
| You need the proceeds from your current home to buy | Choose a home that still has to be built, so the closing date lands after your sale. Ask the builder before you sign whether they'll accept a home-sale contingency. It can be hard to get a builder to accept one, but it's possible if you present it well and show them your home will sell fast. |
| You want a quick move-in home | Sell first or have your home under contract, then negotiate a rent-back so you aren't between homes. |
| You have plenty of equity and can carry both homes for a while | Buy first, then sell on your own timeline. |
| You're deciding between a new villa and a resale one | Price your current home first, then compare what each route nets you after the sale and the move. |
Not sure what your current home is worth? You can check your home value here before you start touring models.
The builder's sales team works for the builder. I work for you, and I can sit with you at the model, look over the contract, and compare what you're being quoted to what homes here have actually closed for. The MLS notes here say registration is required, so call me before your first visit to a model and I can register with the builder on your behalf. A short call also saves you from signing for a home your numbers can't support.
How much is the HOA fee at Bethany Glen? The MLS shows $178 a month on the villas and detached homes I checked, including lawn maintenance and snow removal, plus a $700 annual front foot fee. I'd confirm the fee and any one-time charges at settlement with the builder before you make an offer, and keep in mind that the monthly HOA fee can increase in the future.
Is Bethany Glen really 55+? Yes. The builders market it as a 55+ active-adult community and the MLS lists the age requirement as 55. The exact rules, including who else can live in the home, are in the governing documents, and I'd get that answer in writing before you sign.
Who builds the homes at Bethany Glen? NVHomes builds the villas and the detached single-family homes, and Ryan Homes builds a second line of villas.
What types of homes are in Bethany Glen? Attached villas with 3 to 4 bedrooms and detached single-family homes with 2 to 3 bedrooms, all with a first-floor owner's suite and a two-car garage. Many have finished basements, which add to the price.
What amenities does Bethany Glen have? A clubhouse with a fitness room and game room, pickleball courts, walking paths and a central green. Some of the amenities on the Ryan Homes side were still marked coming soon in October 2026.
Is there highway noise at Bethany Glen? Many home sites are close to I-70 and can have significant road noise, even with the sound barrier walls along the highway. Most available homes aren't built yet, so before you make an offer, stand where the back porch will be and tour a nearly finished home about the same distance from the highway, including at rush hour.
How much do homes at Bethany Glen cost? Villas have closed between about $678,000 and $971,000 and detached homes between about $1,008,000 and $1,228,000, based on MLS closed sales as of October 28, 2026. The builders advertise lower starting prices, and options and lot premiums add to them. Most buyers spend at least 10% above the advertised price once they finish choosing their options, and a more expensive lot will typically push the cost well above that 10% figure.
Are there homes for sale at Bethany Glen right now? Usually a handful, between builder homes and resales. Inventory moves through the year, and the live listings are on this page.
Should I sell my house first or buy at Bethany Glen first? Plan the sale first, because builders write their own contracts and can be reluctant to accept an offer that depends on your house selling. It's possible, especially if your home is priced right and ready to sell fast. I can run comps on your current home so you can see what it would likely net, then we pick the timeline that fits. I can also help you present a home-sale contingency to the builder's rep, which can give you a solid chance of getting it accepted.
