Waverly Woods West is a 55+ community in Marriottsville with elevator condos, villa-style townhomes and detached homes, and recent sales have run from about $370,000 for a condo to $1.1 million for a detached home.
If you're looking here, you're probably weighing two things: what the home really costs you each month, and whether you sell your current house first or buy first. This page covers both, and it's the same walk-through I give my clients before they ever step inside a home.
Waverly Woods West is a 462-home 55+ community off Marriottsville Road at Barnsley Way, close to I-70. NVR Homes built it between about 2012 and 2017, and the homes come in three styles: Waverly Mews elevator condos, townhome-style villas and detached single-family homes.

Every owner belongs to both homeowner associations, and the pools are run together. The Mews condos add a condo association on top of that for building insurance and exterior upkeep. That layering matters when you compare fees between a condo, a villa and a detached home, which I cover below. Source: Waverly Woods West community website.
Waverly Woods Golf Club, a public 18-hole course, is nearby at I-70 and Marriottsville Road.
Recent sales ran about $370,000 for a Mews condo, about $650,000 for a villa and $875,000 to $1.1 million for a detached home. The gap is mostly size and lot, because the detached homes are far larger.

| Mews condos | 2 | About 1,400 | About $370,000 |

Fees run about $212 to $238 a month for villas and detached homes, and about $400 to $530 combined for a Mews condo, which pays two fees. Condo owners and homeowners don't pay the same amount, so don't compare one number across the whole community.
| Home type | Waverly Woods West HOA | Condo association | Combined per month |
|---|---|---|---|
| Detached homes | About $238 | None | About $238 |
| Villas | About $212 to $222 | None | About $212 to $222 |
| Mews condos | About $150 to $225 | About $150 to $320 | About $400 to $530 |
Here's what the fees go toward.
| What the fees go toward | Who sets it |
|---|---|
| Common areas, roads, trash, pools, fitness center and clubhouse, management, reserves | The Waverly Woods West HOA |
| Lawn care and snow removal for the detached homes, villas and Mews condos | The Waverly Woods West HOA |
| Building insurance, elevators, hallways, exterior building upkeep, reserves | Your building group's condo association |
At closing there's also a one-time capital contribution to the association, about $500 for a home, and a Mews condo adds a building contribution that brings it to roughly $1,150 to $1,250.
I'd verify what the fees will be for the specific home before you make an offer. Each association has a community manager we can contact to get the exact numbers. Ask for the resale package and the contact info for the associations, plus the latest budget and reserve study. The reserve study tells you whether a big special assessment could be coming. In Maryland, a condo buyer gets a 7-day window to cancel after receiving the condo documents, and an HOA buyer gets 5 days to review resale documents, so you have time to read them.
Village Crest and Snowden Overlook are attached homes and condos. Waverly Woods West adds detached single-family homes, along with the villas and elevator condos, so it's the one where you can keep a yard without leaving 55+ living.
Three questions sort it out quickly:
If you're also looking at Ellicott City and Columbia, compare it with Village Crest, Snowden Overlook and Bethany Glen. The Courtyards at Waverly Woods East, on the other side of Marriottsville Road in Woodstock, is a separate 55+ community, so its fees and rules don't carry over. To see the rest of the market around it, start with Marriottsville, MD homes for sale or the Waverly Woods, Woodstock page.
For most buyers, the sale of the current home drives the budget, so I start there. Not every move needs to be sell-first, but you should know which one you're doing before you tour.
| Your situation | What usually works |
|---|---|
| Your home has a lot of equity and you can carry both for a while | Buy first, then sell. You pick the home without a deadline. |
| You need the sale proceeds to buy | Sell first, with a rent-back or a flexible closing so you're not homeless between closings. |
| You're downsizing from a large house to a villa or condo | Price the current home first. The gap between the two might cover the move and a cushion. |
Not sure what your current home is worth? You can check your home value here before you start touring.
Waverly Woods West usually has just a handful of homes on the market, so good ones go under contract quickly. That favors buyers who already know their number and have their own house priced and ready to sell. A short call with me before you start touring saves you from falling for a home you can't close on.
Is Waverly Woods West really 55+? Yes, it's age restricted to 55+. Like most 55+ communities, it has an occupancy rule, and the exact wording can differ from one community to another depending on what the county approved when it signed off on the development. I help clients confirm the exact rule in the governing documents before they write an offer, because it affects who can live in the home full time.
Is Waverly Woods West the same as The Courtyards at Waverly Woods? Yes. The county's 55+ list and some websites call it The Courtyards at Waverly Woods, and the MLS and the HOA call it Waverly Woods West. The Courtyards at Waverly Woods East, across Marriottsville Road in Woodstock, is a different community.
Is Waverly Woods West a gated community? No. There's no gate, and homes are reached from Marriottsville Road at Barnsley Way.
What's the difference between the Mews condos, the villas and the detached homes? The Mews condos are about 1,400 square feet in elevator buildings, and they carry a condo association fee on top of the HOA fee. The villas are townhome-style homes with about 3,400 to 3,600 finished square feet. The detached homes run from about 2,000 to over 5,000 finished square feet.
What amenities come with living there? A clubhouse, a fitness center, outdoor pools and walking paths, plus a community calendar of activities.
Are there homes for sale at Waverly Woods West right now? Usually a handful. Inventory moves through the year, and the live listings are on this page.
