Arnold sits on the Broadneck Peninsula between the Magothy and Severn rivers in Anne Arundel County, about 5 miles north of Annapolis, with Ritchie Highway (Route 2) running through it. I'm Ryan Breeden, a Long & Foster agent who has helped buyers and sellers across central Maryland since 2005. I've sold homes in Kimberley Woods Village and Woodfield Village. The newest Arnold homes for sale are below. After them, I'll walk through what living here is like, what homes cost, how the communities compare, what you can do on the water, how the commutes run, how Arnold lines up with its neighbors, which schools serve it, and what to check before you make an offer.
Arnold has easy access to downtown Annapolis, and buyers tell me that's what they like most. They also point to the popular schools, the restaurants and cafes, and the water access for boating and kayaking in many of the water-oriented communities. The MLS lists a long list of named communities under Arnold, from 1940s waterfront cottages to 1990s townhomes, and the age, size and water access change a lot from one to the next. Bay Hills has its own golf course.
The B&A Trail passes through Arnold along Ritchie Highway, and Pines On The Severn has direct access to it.
What buyers push back on is traffic. On summer weekends, people driving across the Bay Bridge to Ocean City and the Eastern Shore back up Route 50, and that can affect you if you live in Annapolis, Severna Park or Arnold. Drive your real route on a summer weekend before you commit.
Some waterfront homes also sit at the back of older communities that you drive through to reach them, and some waterfront buyers tell me they wish the drive in had the same higher-end feel as the homes on the water. Drive in and look at the entrance and the streets before you decide.
Arnold homes that sold in the last 12 months were listed between $203,780 and $3,799,000, and the average list price was about $660,000. That's 293 sales, from MLS data pulled 10-20-2026. The range is wide because Arnold has everything from condos to waterfront estates, so the home type and the community tell you more than the average does.
Detached homes were 176 of those sales, with an average list price of about $794,000. Townhomes were 96 sales, listed from $350,000 to $1,195,000, with an average list price of about $494,000. There were 21 condo sales, listed from $233,000 to $314,000, averaging about $293,000. There are 69 homes on the market right now, listed from $229,850 to $2,595,000, and the average list price is about $845,000.
Those are list prices, not final sold prices. For the current numbers, see my Arnold market report, linked at the top of this page, and if you're thinking about selling, the Home Value button at the top gives you a free estimate.
Shore Acres. A water-privileged and waterfront community with a voluntary HOA, a small community beach and a clubhouse. It's one of the bigger communities by sales, with 15 sold in the last 12 months, listed from $419,999 to $1,985,000 with an average list price of about $1,110,000. Homes were built from 1940 to 2026, so older cottages sit next to new construction. Google Maps shows about 35 minutes to the Reece Road gate in good traffic.
Bay Hills. Mostly detached homes built from 1972 to 1987, plus some townhomes, and the community has its own golf course. Fifteen sold in the last 12 months, listed from $421,000 to $849,000, with an average list price of about $687,000. The St Andrews townhomes, which the MLS lists as St Andrews Condominiums At Bay Hills, were built in 1998 and 1999. Three of those sold, with an average list price of about $608,000. It's about 30 minutes to the Reece Road gate in good traffic.
Pines On The Severn. Mostly small older homes built from 1915 to 1965. Thirteen sold in the last 12 months, listed from $400,000 to $1,275,000, with an average list price of about $711,000. The community has a pool, water access with a pavilion and a beach, and direct access to the B&A Trail. I have family here and visit often for the waterfront and beach, so I know it first hand. It's about 26 minutes to the Reece Road gate in good traffic, the shortest drive of the communities on this page.
Ulmstead Estates. Waterfront estate homes with community shoreline amenities, built from 1964 to 1999. Ten sold in the last 12 months, listed from $675,000 to $2,500,000, with an average list price of about $1,178,000, the highest average of the main communities here. It's about 35 minutes to the Reece Road gate in good traffic.
Belvedere Beach and Harmony. Mostly homes built from 1947 to 1954, with a 1977 townhome and a 2005 house mixed in. Ten sold in the last 12 months, listed from $385,000 to $749,900, with an average list price of about $514,000. The drive to the Reece Road gate is about 35 minutes in the morning and 30 in the afternoon.
Foxmoor, College Manor, Hidden Ridge, Raintree, Cresston Park and Wexford. These are inland communities with mostly 1980s homes, and each had between 4 and 6 sales in the last 12 months. Average list prices were about $685,000 in Foxmoor, $647,000 in College Manor, $630,000 in Cresston Park, $630,000 in Raintree, $527,000 in Hidden Ridge and $519,000 in Wexford. From Raintree it's about 30 minutes to the Reece Road gate in good traffic.
Twin Harbors. A water-privileged community on the Broadneck Peninsula with shared community water access, built from 1972 to 1977. Five sold in the last 12 months, with an average list price of about $738,000. The drive to the Reece Road gate is about 35 minutes in the morning and 30 in the afternoon.
Falcon Crest. Townhomes built from 1996 to 1999. Six sold in the last 12 months, with an average list price of about $466,000. It's about 28 minutes to the Reece Road gate in good traffic. If you want a lower price point, the Capetowne and Oakmont townhomes and the condos at Dorado Hills, North Port and Deep Creek Commons are worth a look too.
Kimberley Woods Village and Woodfield Village. I've sold homes in both. Homes here rarely come on the market, so I don't have recent sales to quote, and the best way to get one is to have an alert set up before it lists. Ask me and I'll set one up.
Every community here has its own rules, and many have an association. Ask for the current fees and what they cover on any home before you make an offer. I help you get the details and the association contact so you can ask directly and verify.
Arnold sits between the Magothy and Severn rivers, and many communities have their own water access for boating and kayaking. Pines On The Severn has a beach and a pavilion at the water, Shore Acres has a small community beach and a clubhouse, Twin Harbors has shared community water access, and Ulmstead Estates has community shoreline amenities. Which amenities come with a home depends on the community and the exact property, so ask for the rules before you write an offer.
If you want a house on the water itself, see my waterfront homes page. On a waterfront or water-access home, check the flood zone and get an insurance quote early.
Buyers I work with here commute to Fort Meade, Annapolis, Baltimore and sometimes DC, so the page gives you all four. Depending on traffic, the drive to Fort Meade runs about 26 to 50 minutes. These are Google Maps drive times checked 10-21-2026 for a Wednesday at 7:30 AM and 5:00 PM to the Reece Road gate. In good traffic, the shortest drives are about 26 minutes from Pines On The Severn and 28 from Falcon Crest, and the longest are about 35 from Shore Acres and Ulmstead Estates. Fort Meade's site lists which gates are open and when. If you're moving here on orders, my PCS or military relocation page explains how I work with buyers who can't visit first.
From Bay Hills, Annapolis' City Dock is about 18 minutes, Baltimore's Inner Harbor is about 45 minutes and Union Station in DC is about 50 minutes at best, though DC can run much longer at rush hour. Drive your real route at your real time before you buy.
Severna Park is right next door, and the MLS treats it as its own town with its own market, so I give it its own page. Some Broadneck Peninsula addresses, including parts of Cape St. Claire, show Annapolis as the town in the MLS even though they sit on the peninsula, so check the town and community name on any listing and the exact address.
Schools are the other place the line shows up. Most Arnold addresses west of Ritchie Highway and north of Joyce Lane go to Severna Park High School, and the rest go to Broadneck High School, so confirm the school by address.
The public schools for Arnold include Broadneck High School for most of the town, Severn River Middle School and Magothy River Middle School, with elementary schools that include Arnold, Belvedere, Broadneck, Windsor Farm and Cape St. Claire. Most Arnold addresses west of Ritchie Highway and north of Joyce Lane go to Severna Park High School instead. Which school a home is zoned for depends on the exact address. Confirm it with the Anne Arundel County Public Schools enrollment page and its school locator instead of relying on a listing, because boundaries change.
Start with the community name on the listing. An Arnold search can bring up a condo near $230,000 and an estate near $3,800,000, and the community tells you the age, the style, the water access and the association rules you're dealing with.
Check the school zone by exact address, because the Severna Park High line runs through Arnold.
Older homes in places like Pines On The Severn and Belvedere Beach can need updating, so decide how much work you want to take on, and look at the drive into any waterfront community, not just the house.
Summer weekends bring heavy traffic toward the Bay Bridge, so drive Route 50 and Ritchie Highway at the times you'd actually use them.
