Mount Hebron is an established neighborhood in Ellicott City, off Old Frederick Road (Route 99) near Mt. Hebron High School and Patapsco Valley State Park. It includes the original Mount Hebron streets plus newer sections like Old Mill Overlook, Bridgewater and Riverwalk. I'm Ryan Breeden with Long & Foster. I live in Mount Hebron, I've lived in Howard County for more than 25 years, and I've sold multiple homes in this part of Ellicott City. Current listings are below, and after them is what it's actually like to live here.
The first thing most people notice is the trees. The streets are lined with mature trees that make some of the drives feel like you're going through a tunnel of them. Sidewalks run throughout the neighborhood, so walking, biking and dog walking are easy.
The second is the park. Patapsco Valley State Park borders this part of Ellicott City, and there are several trail access points from the neighborhood. I live in Mount Hebron and use them for hiking all the time. Even with that much green space, you're a short drive from everyday shopping along Route 40, and a long-running seasonal snowball stand up the road in Woodstock is a local favorite from late spring to early fall.
Mount Hebron is mostly single-family homes. The original sections have 1960s and 1970s homes, many on larger lots than you'll find in newer communities. Sections like Bridgewater, McKenzie Meadows and Winter Oaks were built mostly in the late 1980s and 1990s and lean toward bigger colonials, and Old Mill Overlook came along in the early 2000s.
Because the homes span several decades, condition drives price as much as size. An updated 1970s home and one that hasn't been touched can sell far apart on the same street. The Mount Hebron market report tracks what's active, under contract and sold here.
Older homes may need updating. Unless a home has been updated recently, expect some original kitchens, baths and systems. I help you look for potential issues like how the roof, drainage and mechanicals have aged, so you know what you're taking on.
Don't trust the subdivision name alone. Subdivision names on listings here aren't always right. Agents sometimes tag a Bridgewater home as Old Mill Overlook, or mix up the older Patapsco Park Estates homes with the newer Estates at Patapsco Park, a separate community with its own page. Look at the street and the year built, not just the name.
Check the school assignment. Homes here usually list Mt. Hebron High School, but the school fields on a listing aren't a guarantee. Look up the exact address on the HCPSS school locator before you write an offer.
Ask about the HOA. Some sections have an HOA and some don't. I help you get the association contact and the details you need, so you can ask your questions directly and know what's covered.
