I'm Ryan Breeden with Long & Foster, and I've lived in Howard County for more than 25 years. Wheatfield is in the Centennial High School area of Ellicott City, and it's one of my favorite neighborhoods to work in. Current listings are below, and after them is what I'd want a buyer to know first.
Wheatfield is an Ellicott City community in the Centennial High School area, with its own HOA. County records list Wheatfield homes under Long Gate, Sections 1 through 3, so it's a community inside the Long Gate subdivision. The HOA's website lists 392 homes, 313 single-family and 79 townhomes. Along with Long Gate and River Mills, it's one of the more affordable neighborhoods in that zone. It sits across from Long Gate Shopping Center, and sidewalks connect the two. The Long Gate page covers the wider subdivision.
Wheatfield is mostly single-family homes. The ones that sold over the last couple of years were built between 1987 and 1992, and most had three to five bedrooms. For current numbers, the Wheatfield market report tracks active, under contract and sold homes.
The townhomes are on Harvest View Court and come in three models, with garages on the end units. Most are three levels, with three bedrooms and two full baths on the upper level, and the kitchen toward the front of the middle level along with a dining room, family room and powder room. Most have a finished basement with a bathroom.
The interior units include a five-level model. The primary suite is on the top levels, with a loft overlooking the bedroom, a walk-in closet, a soaking tub, dual sinks and a separate enclosed room for the toilet and shower. Below that are two bedrooms and a full bath. The main level has the kitchen in front, a powder room, a dining room and a family room with 18-foot ceilings and lots of windows, mostly in an open floor plan. These townhomes are aging, and some need updates.
Buyers tell me what they like is the Centennial High School area, easy commuting access, and being close to Long Gate Shopping Center and historic Ellicott City. The neighborhood also has a Halloween parade and, in the warmer months, food trucks.
Buyers tend to push back on two things here. Some homes are on smaller lots, and there's a bit of road noise from Route 100, mostly toward the south end of the neighborhood. Visit at a few different times of day before you write an offer.
Homes from the late 1980s and early 1990s are old enough to need a close look. I help you look for potential issues like how the roof, drainage and mechanicals have aged before you write an offer, and I bring a background in construction and formal appraisal training to that.
Check the school assignment. Wheatfield is in the Centennial High School area, but the elementary and middle school can depend on the address. Look up the exact home on the HCPSS school locator before you write an offer, because boundaries can change. I check it on every home my buyers consider.
Ask about the HOA early. I help you get the association contact and the details you need, so you can ask your questions directly and know what's covered. The single-family homes and the townhomes can have different rules, so ask about the one you're buying.
Compare nearby neighborhoods. River Mills is a similar price range with smaller lots too. If you want more room, I'm happy to show you what a step up in the Centennial area looks like.
