Piney Orchard is the biggest name in Odenton, in western Anne Arundel County, and it's a short drive from Fort Meade. I'm Ryan Breeden, a Long & Foster agent who has helped buyers and sellers across central Maryland since 2005, and I've sold homes in Piney Orchard and know it well. The newest Piney Orchard homes for sale are below. After them, I'll cover what the community is like, what the fees look like, and what to check before you make an offer.
Piney Orchard is the largest planned community in Anne Arundel County, according to the Piney Orchard Community Association. The association says it was developed in the 1990s and has more than 4,000 homes, including single-family homes, townhomes, condos and apartments, some of them 55+. Most Piney Orchard homes were built from the early 1990s to the early 2000s. The mix is wide: detached homes, townhomes, condos and back-to-back style townhomes. Some of the condos are set up with a two-level unit on the upper floors and a one-level unit tucked underneath two of the upper units, so look at the layout closely before you fall for a unit.
The community has multiple pools, a gym and trails throughout, and one trail connects to a Patuxent wildlife trail. There are baseball, soccer and football fields right in the community at GORC Park, which puts on a large fireworks show around the Fourth of July.
My favorite street in Piney Orchard is Sandy Walk Way. It has a little more secluded feel, and most of the homes back to woods.
Most homes carry multiple HOA fees that run roughly $125 to $150, and condos can have additional fees on top of that. The amounts change, so I help you get the right contact at the association and ask them for the current numbers before you write an offer. The community association's site, linked above, has more detail.
The tradeoff is noise. There's a MARC train line and a gun range on the Fort Meade side of the community, and you can hear both from time to time. Visit any home at different times of day and listen.
Chapel Grove sits right next to Piney Orchard, and its townhome section connects to both communities, so a lot of people assume those townhomes are in Piney Orchard. They're part of Chapel Grove. Check the subdivision on the listing, because the fees and amenities can differ.
Confirm school assignments for the exact address with the Anne Arundel County Public Schools enrollment page and its school locator instead of relying on a listing, because boundaries change.
Google Maps shows about 10 to 22 minutes from Piney Orchard to the Reece Road gate in typical traffic, checked 10-14-2026. Reece Road is the gate that's open around the clock. Drive your real route at your real time before you buy. If you're moving here on orders, my PCS or military relocation page explains how I work with buyers who can't visit first.
