Gambrills is spread out around Odenton and Crofton in western Anne Arundel County, and the lines between the three are loose enough that buyers often can't tell where one stops and the next starts. I'm Ryan Breeden, a Long & Foster agent who has helped buyers and sellers across central Maryland since 2005. I've sold homes in Sappington Hill, Gambrill Heights, Saddlebrooke, Courts of Four Seasons and Four Seasons Estates, and I've shown homes in and know the other communities on this page, including Canter Farms, Highland Farms, Highland Meadows, Huntington Woods, Wilsons Grove, Summerfield Village, The Village at Waugh Chapel, Carrolls Creek, Hallmark Woods and Crofton Valley. The newest Gambrills homes for sale are below. After them, I'll walk through the main communities, what homes cost, how long the Fort Meade commute runs, and what to check before you make an offer.
Gambrills isn't one uniform place. It's a scattering of communities built from the 1960s through the early 2020s, and they sit among Odenton and Crofton neighborhoods that carry their own names. The MLS adds to the confusion by tagging several Crofton-named subdivisions as Gambrills, so they show up when you search the city. That's why I organize this page by community and not by town line.
Route 3 (Crain Highway) is the main road through the area, and it can get congested at rush hour because it has a lot of stoplights. The upside is how much is along it. The Waugh Chapel shopping centers, including Target and Wegmans, and a long run of stores and restaurants are on Route 3, which some buyers like for the convenience. Drive Route 3 at the time of day you'd actually be on it before you commit to a home.
Fort Meade is a big draw too. The Reece Road gate is open 24/7, and the drive from the communities below runs from about 9 minutes to about 40 minutes in typical traffic, according to Google Maps, depending on where you buy. If you're moving here on orders, my PCS or military relocation page explains how I work with buyers who can't visit first.
Gambrills homes that sold in the last 12 months were listed between $254,900 and $1,830,000, and the average list price was about $644,000. That's 171 sales, from MLS data pulled 10-20-2026. There are 38 homes on the market right now, listed from $290,000 to $1,950,000 with an average list price of about $656,000.
The range is wide because Gambrills is really several markets. Older detached homes run about $385,000 to $590,000, condos and townhomes run about $250,000 to $735,000, and detached homes in the larger communities mostly run about $600,000 to $1,250,000.
Not many homes come up for sale in most of these communities, so the community numbers below are small samples and not a trend. Those are list prices, not final sold prices. For the current numbers, see my Gambrills market report, linked at the top of this page, and if you're thinking about selling, the Home Value button at the top gives you a free estimate.
Canter Farms. These are detached homes built from 1997 to 2001, roughly 3,000 to 4,300 square feet. Six sold in the last 12 months, listed from $850,000 to $989,900, with an average list price of about $907,000. Google Maps shows about 14 to 22 minutes to the Reece Road gate in the morning and about 14 to 20 in the afternoon. I've shown homes here and know it well.
Saddlebrooke. Detached homes built from 2003 to 2005. Six sold in the last 12 months, listed from $875,000 to $1,250,000, with an average list price of about $960,000. It has one of the shorter commutes of the larger communities, about 12 to 16 minutes to the Reece Road gate in both the morning and the afternoon. I've sold homes here.
Wilsons Grove. Detached homes built from 2014 to 2018. Eight sold in the last 12 months, listed from $899,000 to $999,000, with an average list price of about $978,000. The drive to the Reece Road gate is about 16 to 26 minutes in the morning and about 16 to 24 in the afternoon. I've shown homes here and know it well.
Highland Meadows. Detached homes built in 2014, around 4,300 to 4,400 square feet. Two sold in the last 12 months, listed at $889,000 and $939,900. That's a small sample, so use it as a reference point and not a trend. Drive time to the Reece Road gate is about 12 to 22 minutes in the morning and 12 to 18 in the afternoon. I've shown homes here and know it well.
Huntington Woods. Detached homes built from 1981 to 1986, roughly 3,200 to 4,600 square feet. Four sold in the last 12 months, listed from $880,000 to $935,000, with an average list price of $910,000. It's the longest commute of the communities I've covered, about 22 to 35 minutes in the morning and 24 to 30 in the afternoon, so check that first if Fort Meade is your daily drive. I've shown homes here and know it well.
Sappington Hill. Detached homes built in 1995. Three sold in the last 12 months, listed from $790,000 to $899,900. This is the shortest commute on this page, about 9 to 14 minutes to the Reece Road gate morning and afternoon. I've sold homes here.
Summerfield Village. Townhomes built from 2016 to 2021. Ten sold in the last 12 months, listed from $599,990 to $735,000, with an average list price of about $665,000. Google Maps shows about 14 to 26 minutes to the Reece Road gate in the morning and about 14 to 22 in the afternoon. I've shown homes here.
The Village at Waugh Chapel. Mostly condos built from 2002 to 2006, plus one 2020 townhome. Ten sold in the last 12 months, listed from $249,900 to $660,000, with an average list price of about $347,000, so most of the sales are at the lower end. The drive to the Reece Road gate is about 14 to 24 minutes in the morning and about 16 to 22 in the afternoon. I've shown homes here.
Carrolls Creek. Condos built from 2010 to 2014. Eleven sold in the last 12 months, listed from $329,500 to $440,000, with an average list price of about $397,000. I've shown homes here.
Highland Farms. One home sold in the last 12 months, a 2014 townhome with a list price of $634,990. That's a single sale, so it isn't a pattern. About 12 to 22 minutes to the Reece Road gate in the morning and 12 to 20 in the afternoon. I've shown homes here and know it well.
For condos and townhomes, ask the association for the current fees and what they cover before you write an offer. I help you get the right contact so you can ask directly and verify.
Four Seasons Estates, Gambrills side. Most of the Four Seasons Estates homes are on the Gambrills side, and they were built from 1968 to 1977. Thirty-seven sold in the last 12 months, listed from $385,000 to $589,900, with an average list price of about $483,000, which makes it the most active community on this page. These are mostly detached ranchers, colonials and split foyers on a slab with no basement, and many can need updating. There's no HOA on this side. My Four Seasons Estates page covers both sides in detail. Google Maps shows about 12 to 24 minutes to the Reece Road gate in the morning and 12 to 20 in the afternoon. I've sold homes here.
Gambrill Heights. One home sold in the last 12 months, a 1959 detached home listed at $424,900. About 10 to 20 minutes to the Reece Road gate in the morning and 10 to 18 in the afternoon. I've sold homes here.
Hallmark Woods. Detached homes built from 1977 to 1979. Six sold in the last 12 months, listed from $600,000 to $850,000, with an average list price of about $736,000. It's a longer drive than most, about 22 to 40 minutes to the Reece Road gate in the morning and 22 to 35 in the afternoon. I've shown homes here.
Courts of Four Seasons and the older Gambrills homes. Two Courts of Four Seasons homes sold in the last 12 months, listed at $724,900 and $799,900, and they were built in 1992 and 1993. Courts of Four Seasons also covers parts of Odenton, and it's a separate subdivision from Four Seasons Estates, so check the subdivision on the listing. I've sold homes in Courts of Four Seasons. Five homes in the MLS subdivision named Gambrills sold, listed from $419,900 to $549,900, and they were built anywhere from 1920 to 1975.
The MLS tags Crofton Valley, Crofton Farms and a few other Crofton-named subdivisions as Gambrills, so they show up in a Gambrills search. I'm covering them here and I'll point out when one sits closer to Crofton, but always check the town and the subdivision on the listing.
Crofton Valley. Townhomes and detached homes built from 2001 to 2002. Seven sold in the last 12 months. The townhomes were listed from $509,000 to $575,000 and the detached homes from $799,500 to $1,050,000. About 14 to 24 minutes to the Reece Road gate in the morning and 14 to 22 in the afternoon. I've shown homes here.
Crofton Farms. Townhomes and detached homes built from 2000 to 2004. Eight sold in the last 12 months. The townhomes were listed from $475,000 to $556,000 and the detached homes from $820,000 to $849,000. I've shown homes here.
It depends on the community. These are Google Maps ranges to the Reece Road gate in typical traffic at 7:30 AM and 5:00 PM, checked 10-20-2026. Sappington Hill is the shortest at about 9 to 14 minutes. Gambrill Heights is about 10 to 20, Highland Meadows and Highland Farms are about 12 to 22 in the morning, Saddlebrooke is about 12 to 16, Four Seasons Estates is about 12 to 24, Crofton Valley and Summerfield Village are about 14 to 26, Canter Farms is about 14 to 22, The Village at Waugh Chapel is about 14 to 24, Wilsons Grove is about 16 to 26, and Huntington Woods and Hallmark Woods are the longest at about 22 to 40.
Reece Road is the gate that's open around the clock, and Fort Meade's site lists the hours for the others. Drive your real route at your real time before you buy.
Start with the town and the subdivision on the listing. Gambrills overlaps with Odenton and Crofton, and Four Seasons Estates and Courts of Four Seasons each cover parts of both Odenton and Gambrills, so the name you searched might not be the town the home is in.
Because the market runs from condos under $300,000 to detached homes over $1,000,000, decide which type you're shopping for before you start touring. If a home is near Route 3, visit at rush hour. Ask the association for the current fees on any townhome, condo or HOA community instead of assuming. I help you get the right contact so you can verify.
Confirm school assignments for the exact address with the Anne Arundel County Public Schools enrollment page and its school locator instead of relying on a listing, because boundaries change.
