Severna Park MD Homes for Sale

Severna Park sits between the Severn and Magothy rivers in Anne Arundel County, about 8 miles north of Annapolis, with Ritchie Highway (Route 2) running through it. I'm Ryan Breeden, a Long & Foster agent who has helped buyers and sellers across central Maryland since 2005. I've sold homes in Berrywood and Severndale, and I've shown homes in and know the other communities on this page, including Carrollton Manor, Chartwell On The Severn, Chartridge, Stewarts Landing, Manhattan Beach, Magothy Beach, Round Bay and Whitneys Landing. The newest Severna Park homes for sale are below. After them, I'll walk through what living here is like, what homes cost, how the communities compare, what you can do on the water, how the commutes run, and what to check before you make an offer.

What's It Like Living in Severna Park, MD?

Severna Park has a small-town feel and quick access to downtown Annapolis, and buyers tell me those two things are what they like most. They also point to the restaurants and cafes, the schools, and the water access for boating and kayaking in many of the water-oriented communities. The MLS lists a long list of named communities under Severna Park, and the age, size and water access change a lot from one to the next.

The B&A Trail runs through town parallel to Route 2 from Annapolis to Glen Burnie, and routes off the trail let you ride all the way to Patapsco Valley State Park in Howard County if you want a longer ride.

What buyers push back on is summer traffic. On weekends, people driving across the Bay Bridge to Ocean City and the Eastern Shore back up Route 50, and that can affect you if you live in Annapolis, Severna Park or Arnold. Drive your real route on a summer weekend before you commit.

How Much Do Homes Cost in Severna Park?

Severna Park homes that sold in the last 12 months were listed between $59,000 and $6,950,000, and the average list price was about $910,000. That's about 290 sales, from MLS data pulled 10-20-2026. The low end is boat slips sold as condos at 360 Magothy Road, so the home type tells you more than the range does.

Detached homes were 272 of those sales, listed from $260,000 to $6,950,000 with an average list price of about $939,000. Townhomes were 12 sales, averaging about $505,000. There were 7 condo sales, and those include the boat slips. There are 76 homes on the market right now, and the average list price is about $1,182,000, pulled up by a handful of estates.

Those are list prices, not final sold prices. For the current numbers, see my Severna Park market report, linked at the top of this page, and if you're thinking about selling, the Home Value button at the top gives you a free estimate.

What Are the Main Communities in Severna Park?

Carrollton Manor. This is the largest community by sales, with 18 sold in the last 12 months, listed from $350,000 to $1,279,000 with an average list price of about $618,000. These are detached homes, mostly built from the 1940s through the 1980s with a few newer ones mixed in, so size and condition vary a lot. It's about 20 minutes to the Reece Road gate in the morning and in the afternoon. I've shown homes here and know it well.

Chartwell On The Severn. Eleven sold in the last 12 months, listed from $650,000 to $1,150,000, with an average list price of about $1,041,000. These are detached homes built from 1962 to 1985, mostly 4 and 5 bedrooms. It's about 18 to 20 minutes to the Reece Road gate. I've shown homes here and know it well.

Chartridge. Eleven sold in the last 12 months, listed from $599,000 to $724,000, with an average list price of about $665,000. These are detached homes built from 1978 to 1981. It's about 20 to 22 minutes to the Reece Road gate. I've shown homes here and know it well.

Stewarts Landing. About 261 homes built in the mid-1980s. Nine sold in the last 12 months, listed from $599,000 to $825,000, with an average list price of about $672,000. Twenty of the homes sit on Old Man Creek of the Magothy, and the community has a marina, a tot lot, a dog park and a walking trail. It's about 26 to 28 minutes to the Reece Road gate. I've shown homes here and know it well.

Severndale. Detached homes built from 1961 to 1992, mostly in the 1960s and 1970s. Eight sold in the last 12 months, listed from $350,000 to $649,500, with an average list price of about $567,000, which makes it one of the lower-priced communities on this page. The drive to the Reece Road gate is about 18 to 28 minutes in the morning and 18 to 24 in the afternoon. I've sold homes here.

Berrywood. Detached homes built from 1969 to 1984. Four sold in the last 12 months, listed from $725,000 to $1,050,000, with an average list price of about $875,000. Berrywood's own website lists two marinas, kayak racks, a boat ramp, a community pool with a swim team, lighted tennis courts and a clubhouse. Boat slips are part of the community and you can lease them year by year, so you can keep a boat close without owning waterfront. Ask Berrywood about pool membership and the slip lease rules before you write an offer. The drive to the Reece Road gate is about 22 to 35 minutes in the morning and 24 to 35 in the afternoon. I've sold homes here.

Manhattan Beach. A mix of older and newer homes near the Magothy River, built from the 1930s to 2010. Nine sold in the last 12 months, listed from $432,000 to $1,400,000, with an average list price of about $914,000. The community has beaches, a boat ramp and a clubhouse. It's about 30 to 35 minutes to the Reece Road gate, the longest drive of the communities here. I've shown homes here and know it well.

Magothy Beach. Homes on the Magothy side, built from 1940 to 2007. Seven sold in the last 12 months, listed from $590,000 to $1,475,000, with an average list price of about $1,006,000. It's about 28 minutes to the Reece Road gate. I've shown homes here and know it well.

Round Bay, Whitneys Landing and Bluff Point On Severn. These are the waterfront communities on the Severn River side. Round Bay had 5 sold in the last 12 months, listed from $799,900 to $1,750,000, with an average list price of about $1,394,000, and the community has piers with boat slips and a beach. The drive is about 22 to 35 minutes in the morning and 22 to 28 in the afternoon. Whitneys Landing had 5 sold, listed from $645,000 to $2,400,000, with an average list price of about $1,406,000, and the community has a beach, a swim pier, boat slips and a boat ramp. It's about 20 minutes to the Reece Road gate. Bluff Point On Severn had just one sale, at $1,550,000, which is too small a sample to call a trend, and it's about 22 minutes to the gate. I've shown homes in all three and know them well.

Every community here has its own rules, and many have an association. Ask for the current fees and what they cover on any home before you make an offer. I help you get the details and the association contact so you can ask directly and verify.

What Can You Do on the Water in Severna Park?

Severna Park sits between the Severn and Magothy rivers, and a lot of communities have their own water access through piers, boat ramps, beaches and kayak racks. Some communities, like Berrywood, have boat slips you can lease year by year, which lets you keep a boat close without buying a waterfront home. Which amenities come with a home depends on the community, so ask for the rules before you write an offer.

There are also boat slips sold as condos at 360 Magothy Road, and other marinas on the Magothy and Severn rivers where you can lease a slip. If you want a house on the water itself, see my waterfront homes page.

How Long Is the Commute From Severna Park?

Buyers I work with here commute to Fort Meade, Annapolis, Baltimore and sometimes DC. These are Google Maps drive times checked 10-20-2026 for a Wednesday at 7:30 AM and 5:00 PM. To Fort Meade's Reece Road gate, the shortest drives are about 18 to 20 minutes from Chartwell On The Severn, Carrollton Manor, Whitneys Landing and Severndale, and the longest are Manhattan Beach at about 30 to 35 minutes and Berrywood and Round Bay at up to 35. Fort Meade's site lists which gates are open and when. If you're moving here on orders, my PCS or military relocation page explains how I work with buyers who can't visit first.

From Berrywood, Annapolis' City Dock is about 25 minutes, Baltimore's Inner Harbor is about 30 to 35 minutes and Union Station in DC is about an hour in good traffic, though DC can run much longer at rush hour. Drive your real route at your real time before you buy.

Where Does Severna Park End and Arnold, Millersville and Pasadena Begin?

Arnold is right next door, and the MLS treats it as its own town with its own market, so I give it its own page. Check the town and community name on any listing so you know exactly where the home sits. Pasadena is more affordable than Severna Park, but it has a different feel. Millersville is close to parts of Severna Park, but the zoned schools can be different, so check the exact address.

Which Schools Serve Severna Park?

The public schools for Severna Park include Severna Park High School and Severna Park Middle School, with elementary schools that include Severna Park, Jones, Oak Hill, Folger McKinsey, Benfield and Shipley's Choice. Which school a home is zoned for depends on the exact address. Confirm it with the Anne Arundel County Public Schools enrollment page and its school locator instead of relying on a listing, because boundaries change.

What Should You Know Before Buying in Severna Park?

Start with the community name on the listing. A Severna Park search can bring up a boat slip for under $100,000 and an estate over $6,000,000, and the community tells you the age, the style, the water access and the association rules you're dealing with.

On a waterfront or water-access home, check the flood zone and get an insurance quote before you write an offer. Ask each community what comes with the home, such as a slip, ramp or kayak rack access, and whether there's a waiting list or lease.

Older homes in places like Carrollton Manor, Severndale and Manhattan Beach can need updating, so decide how much work you want to take on.

Summer weekends bring heavy traffic toward the Bay Bridge, so drive Route 50 and Ritchie Highway at the times you'd actually use them.
