Ellicott Hills, also known as the Enclave at Ellicott Hills, is a 55+ community in Ellicott City where villas with garages and elevator condos share one clubhouse, pool and tennis courts. The monthly cost is two fees, not one: a $173 HOA fee plus a second association fee that runs about $180 to $215 on the villas and about $320 to $375 on most condos.
If you're looking here, you're probably weighing three things: what each home really costs per month once both fees are added, what the villas and condos have sold for, and whether you sell your current house first or buy first. This page covers all three, and it's the same walk-through I give my clients before they write an offer.
Prices and fees below are current as of late October 2026.
Ellicott Hills is an established 55+ community in Ellicott City built in the mid-2000s. It's also known as the Enclave at Ellicott Hills, and it has two kinds of homes: townhome-style villas with one- and two-car garages, and condos in elevator buildings on Kensington Gardens. The villas and condos share one clubhouse, pool and tennis courts.

The MLS doesn't always use the same community name on every home. Some are tagged "Ellicott Hills" and others "Enclave at Ellicott Hills," and a few have no subdivision at all, so a search by name can miss homes here. The map and listings on this page are drawn around the community, so you see all of them. The community also has its own website at enclaveellicotthills.com with the pool, fitness and clubhouse rules.
Villas in Ellicott Hills have closed between $625,000 and $720,000, and condos have closed between $325,000 and $550,000. Half of the condo sales landed between $390,000 and $430,000.

The top of the condo range, roughly $460,000 to $550,000, is mostly the larger units and penthouses, and the smaller two-bedroom layouts sit at the bottom. Villas sell less often, about three or four a year. With only seven villa sales, I'd compare any home you like to the closest sale on the same street instead of leaning on the range, and that's a comparison I run for my clients before they write an offer.
Every home pays two monthly fees, and the second one is the one buyers miss. The $173 HOA fee is the same everywhere, and the second association fee depends on whether you're in a villa or a condo.
| Cost | Amount | What to know |
|---|---|---|
| HOA fee | $173 a month | Same on every home |
| Villa association fee | About $180 to $215 a month | Most villas fall in this range |
| Total per month | About $355 to $390 | The two fees added together |
| Capital contribution | $1,000 one time | Paid at settlement |
| Cost | Amount | What to know |
|---|---|---|
| HOA fee | $173 a month | Same on every home |
| Condo fee | About $320 to $375 a month | Range of about $250 to $530 |
| Total per month | About $495 to $550 | Higher where water and sewer are included |

The second fee covers exterior building maintenance, lawn care and snow removal, and on the condos it often covers trash and the pool as well. Some condo fees include water and sewer and some don't, which is a big reason they range from about $250 to $530, so ask which applies to the unit you're considering. The fee can go up over time and the association can charge a special assessment for a large repair, so I'd look at the reserves and the last few years of increases before you make an offer.
Each association has a community manager who can give you the exact fee and what it covers, and I help my clients get those answers and the resale documents before an offer gets written.
The amenity people use most is the clubhouse. It's a 6,200+ square foot building with an exercise room, an aerobics area, a library, and game and meeting rooms, plus a social room with a fireplace, a TV and a service kitchen for parties and community events.
Outside, the lap pool has a handicap lift and there's a kiddie pool for visiting grandkids. The tennis court is also used for pickleball, and the grounds have garden paths and seating areas. An on-site community manager runs the property, and the community runs classes and events through the year.
The villas have one- or two-car garages. The condos are in elevator buildings, and about half of the units come with a garage parking space, so ask whether one comes with the unit you're looking at.
Ellicott Hills costs less each month than Village Crest and Snowden Overlook, and a good deal more than Bethany Glen. Its villas typically sell in the same price band as the villas at Snowden Overlook and a little above Village Crest.

Fees and sale prices come from the MLS and each community's page, as of late October 2026. The ranges aren't measured over the same time periods, so I'd compare them with me on a specific home.
The trade-offs are simple. If you want an established community with villas that have garages, condos in elevator buildings and a full clubhouse at a lower monthly cost than Village Crest or Snowden Overlook, Ellicott Hills fits. If you want a staffed clubhouse, that's Snowden Overlook. If you want a brand-new home, look at Bethany Glen. To see the rest of the market around it, start with the Ellicott City homes for sale page.
In most cases, plan the sale first. Most buyers here need the money from their current home to buy, and a seller is more likely to take your offer if your house is already under contract or at least priced and ready to list.
The timing matters more here than in a bigger community because villas only come up three or four times a year. If the one you want hits the market while your house still needs work, you can lose it to a buyer who is ready. That's the main reason I recommend that clients get their home ready before they start seriously touring.
| Your situation | What usually works |
|---|---|
| You need the proceeds from your current home to buy | List first or get under contract, then make your offer with a settlement date that gives you time to move. A rent-back after settlement keeps you from being between homes. |
| You have plenty of equity and can carry both homes for a while | Buy first, then sell on your own timeline. |
| Your house isn't ready to list yet | Start the repairs and staging now, so you're ready when the right villa or condo comes up. |
| You're deciding between a villa and a condo | Price your current home first, then compare what each route nets you after the sale and the move. |
Not sure what your current home is worth? You can check your home value here before you start your home search.
I can sit down with you, run comps on your current home so you can see what it would likely net, and line up the timeline so you aren't carrying two homes.
Is Ellicott Hills the same as the Enclave at Ellicott Hills? Yes. The community goes by both names, and the villas and the condos are part of the same community and share the same amenities.
How much are the monthly fees at Ellicott Hills? Every home pays a $173 HOA fee, plus a second association fee of about $180 to $215 on the villas and about $320 to $375 on most condos. That puts the villas at about $355 to $390 a month and most condos at about $495 to $550. I'd confirm the exact fees and what they cover with the community manager before you make an offer, and keep in mind that fees can increase in the future.
Is Ellicott Hills really 55+? Yes. The community is age-restricted to 55+ active adults. The exact rules, including who else can live in the home, are in the governing documents, and I'd get that answer in writing before you sign.

Can my adult child inherit or live in an Ellicott Hills home? That depends on the age rules and the resale rules in the governing documents, so it's worth reading them before you buy. I help my clients get the resale package and go through it before the offer, so there are no surprises later.
