Maple Ridge is one of the older and more affordable neighborhoods in Odenton, in western Anne Arundel County, and it has no HOA. I'm Ryan Breeden, a Long & Foster agent who has helped buyers and sellers across central Maryland since 2005, and I've sold homes in Maple Ridge and know it well. The newest Maple Ridge homes for sale are below. After them, I'll cover what the neighborhood is like, what homes cost, the commute, and what to check before you make an offer.
Maple Ridge is about 75% duplexes, mostly built in the early 1970s, and about 25% detached homes built in the 1960s. The MLS often lists the duplexes as townhomes, but a duplex shares a wall with only one neighbor, so check the layout on the listing.
There's no HOA and no community pool, and many of the homes are built on a slab with no basement. Residents often join Waugh Chapel Swim Club for pool access. Because there's no HOA, upkeep varies from street to street, so walk the block as well as the house.
Recent sales show the duplexes on streets like Tenbrook Rd, Chapelgate Dr and Hallock Dr, and the detached homes on Williamsburg Ln, Gladhill Rd and Maple Ridge Ln.
No, Maple Ridge has no HOA, so there's no HOA fee. That also means no community pool or shared amenities. I still help you get the details on any home you're considering so you can verify them yourself before you write an offer.
Maple Ridge homes that sold in the last 12 months were listed between $299,000 and $579,900, and the average list price was about $418,000. That's 22 sales, from MLS data pulled 10-20-2026.
The duplexes, which the MLS lists as townhomes, were listed from $299,000 to $430,000 and averaged about $381,000. The detached homes were listed from $449,900 to $579,900 and averaged about $517,000. Those are list prices, not final sold prices. For the current numbers, see my Maple Ridge market report, linked at the top of this page, and if you're thinking about selling, the Home Value button at the top gives you a free estimate.
The big tradeoffs are the slab foundations with no basement on many homes, the lack of an HOA and the lack of a pool. Each of those has an upside too, so I walk buyers through what they're giving up and what they're keeping.
Check the subdivision on the listing. Chapelgate Dr and Chapelview Dr are in Maple Ridge, not in Chapel Grove, even though the names sound alike.
Confirm school assignments for the exact address with the Anne Arundel County Public Schools enrollment page and its school locator instead of relying on a listing, because boundaries change.
Google Maps shows about 10 to 20 minutes from Maple Ridge to the Reece Road gate in typical traffic at 7:30 AM and about 10 to 18 minutes at 5:00 PM, checked 10-20-2026 from Chapelgate Dr. Reece Road is the gate that's open around the clock. Drive your real route at your real time before you buy. If you're moving here on orders, my PCS or military relocation page explains how I work with buyers who can't visit first.
