These are the newest homes for sale in the Marriotts Ridge High School attendance area in Howard County. Marriotts Ridge isn't a town. It's a school zone, and the homes in it carry Woodstock, Marriottsville, Ellicott City and West Friendship addresses, plus a few Sykesville addresses along Old Frederick Road. I'm Ryan Breeden with Long & Foster. I've lived in Howard County for more than 25 years, and I've sold many homes in this zone over the years, especially in Waverly Woods. Current listings are below, and after them is what I'd want a buyer to know first.
How these homes are matched to the Marriotts Ridge High School area: the listings above come from a map of the official HCPSS attendance boundary, not from the school field on each listing, which is often blank or wrong. Boundaries can change, and a listing's map pin isn't always exact, so a home near the edge of the zone can be missing or included by mistake. Listing information is reliable but not guaranteed and should be independently verified, including school assignments, square footage and lot size. Before you write an offer, confirm the exact address on the HCPSS school locator.
It's the set of addresses the Howard County Public School System (HCPSS) assigns to Marriotts Ridge High School, which opened in 2005 at 12100 Woodford Drive in Marriottsville. HCPSS draws attendance areas address by address, so the zone doesn't follow town lines. It covers parts of western Ellicott City, Woodstock, Marriottsville and West Friendship.
HCPSS lists Mount View Middle with Marriotts Ridge High, and Mount View sits right across Woodford Drive from the high school. Elementary assignments vary within the zone, so two homes a few streets apart can share Marriotts Ridge and Mount View and still go to different elementary schools.
The neighborhoods my buyers ask about most in the Marriotts Ridge zone include:
Listings tagged Marriotts Ridge High also turn up in Fairways at Turf Valley, Bethany Glen, Brantwood, Maple Forest, Meadowood, Summerhill, Allenford and Woodfords Grant, along with rural homes on larger lots. That's a starting point, not an official HCPSS list, so check each address.
Most of the zone is single-family homes, and the mix runs across several decades. Allenford has homes from the 1970s. Most homes in Turf Valley Overlook were built from the late 1980s through the mid-1990s. Waverly Woods (including Wetherburn) runs from the late 1980s through the early 2000s, with a few newer sections, and Wetherburn itself dates to the early 1990s. Many lean toward larger colonials. Taylor Farm came along around 2000 to 2008 with some of the biggest homes in the zone, and Turf Valley has newer condos and townhomes. On the west side you'll find homes on an acre or more.
Townhomes and condos are mostly in Waverly Woods and Turf Valley, so they're the main lower-priced way into the zone. For current numbers, the Marriotts Ridge High School area market report tracks active, under contract and sold homes in the zone.
The zone really has two feels. Waverly Woods (including Wetherburn), Turf Valley, Turf Valley Overlook and Taylor Farm have more of a planned community feel, and they're close to everyday shopping and errands. Golf is a big part of that side of the zone, with the courses at Turf Valley and the public Waverly Woods Golf Club.
The neighborhoods on the west side feel more remote, with a country feel and bigger lots, but they're still not far from everyday amenities. The schools are also a big draw for a lot of my buyers here, which is why I always have them check the exact school assignment for each home.
Compare condo and HOA fees by section. Some sections of Waverly Woods and Turf Valley carry higher condo fees than other sections of the same neighborhood. I help you get the fee amount and what it covers for the specific section, so you can compare homes on the real monthly cost.
Know what's behind the house. Some homes back up to Route 99 or Marriottsville Road, and homes near I-70, like parts of Bethany Glen, pick up road noise. I point out issues like these before we schedule a showing, so you can decide whether a home is worth the trip.
Plan for well and septic inspections. Some neighborhoods and many homes on lots of an acre or more are on well and septic. That usually means three extra inspections: a well yield test, a water quality test and a septic evaluation. Together they often run $800 or more. I help you get them scheduled inside your inspection period.
Check the school assignment yourself. The school fields on a listing are filled in by the listing side and aren't a guarantee, and HCPSS reviews boundaries from time to time. Before you write an offer, look up the exact address on the HCPSS school locator.
Is Marriotts Ridge a town? No. Marriotts Ridge is a high school attendance zone, not a town or a neighborhood. Homes in the zone have Woodstock, Marriottsville, Ellicott City or West Friendship addresses, plus a few Sykesville addresses along Old Frederick Road. Ryan Breeden helps buyers search the zone by school, not by mailing address.
What middle school goes with Marriotts Ridge High School? HCPSS lists Mount View Middle with Marriotts Ridge High, and the two schools sit across Woodford Drive from each other in Marriottsville. Elementary assignments vary within the zone, so Ryan Breeden suggests checking the elementary, middle and high school for each address.
How do I confirm a home is zoned for Marriotts Ridge High School? Look up the exact address on the HCPSS school locator, because the school fields on a listing aren't a guarantee and boundaries can change. Ryan Breeden looks up the assignment on every home his buyers consider and asks them to verify it on the locator before writing an offer.
